1. Who We Are
59AI is an affordable housing compliance tool operated by HUD APPS LLC. Our service provides AI-powered answers to HUD compliance questions grounded in real HUD documents. You can reach us at andrew@59ai.app.
2. What Information We Collect
We collect the following information when you use 59AI:
- Account information — your email address and password (stored securely via Supabase)
- Plan selection — whether you are on the Light (free) or Pro plan
- Property profile data — property name, address, program type, HAP contract number, units, contract administrator, management agent, and contact email if you choose to enter them
- Questions you ask — the compliance questions you submit to the AI, used to generate answers and improve the service
- Usage data — question count, timestamps, and plan type for analytics purposes
- Payment information — handled entirely by Stripe. We never see or store your credit card details.
3. How We Use Your Information
We use your information to:
- Provide and operate the 59AI service
- Respond to your compliance questions with AI-generated answers
- Process your subscription payments through Stripe
- Send you product updates, compliance alerts, and service announcements
- Improve the quality of AI responses by reviewing question patterns
- Contact you directly about your account or subscription
4. How We Store Your Information
Your account data is stored securely using Supabase, a SOC 2 compliant database service. Your payment information is processed and stored by Stripe, a PCI-compliant payment processor. Property profile data and question history are stored locally in your browser using localStorage and are not transmitted to our servers unless you ask a question.
5. Third Party Services
We use the following third-party services to operate 59AI:
- Supabase — authentication and user account storage
- Stripe — payment processing for Pro subscriptions
- Anthropic (Claude) — AI model that generates compliance answers
- Pinecone — vector database storing indexed HUD document content
- Railway — backend server infrastructure
- Netlify — website hosting
Each of these services has their own privacy policy and data protection practices. We only share the minimum data necessary with each provider to operate the service.
6. We Do Not Sell Your Data
We do not sell, rent, trade, or share your personal information with advertisers or data brokers. Your data is used solely to provide and improve the 59AI service.
7. Data Retention
We retain your account information for as long as your account is active. If you close your account, we will delete your personal information within 30 days. Question logs may be retained in anonymized form for service improvement purposes.
8. Your Rights
You have the right to:
- Access the personal information we hold about you
- Request correction of inaccurate information
- Request deletion of your account and associated data
- Opt out of marketing communications at any time

9. Security
We take reasonable measures to protect your information including encrypted transmission (HTTPS), secure authentication, and limited access to personal data. No method of transmission over the internet is 100% secure, but we follow industry best practices to protect your data.
10. Children's Privacy
59AI is intended for use by housing compliance professionals. We do not knowingly collect information from anyone under the age of 18.
11. Changes to This Policy
We may update this Privacy Policy from time to time. We will notify you of significant changes by email or by posting a notice in the app. Continued use of 59AI after changes constitutes acceptance of the updated policy.
