59AI is an AI-powered compliance tool for affordable housing professionals, operated by HUD APPS LLC. It provides answers to HUD compliance questions grounded in real HUD documents including HUD 4350.3 REV-1, HOTMA, NSPIRE standards, EIV guidance, VAWA regulations, and related materials.
2. Not Legal Advice
Always verify compliance decisions with a qualified housing compliance professional, your HUD field office, or your Contract Administrator. HUD APPS LLC is not liable for any compliance findings, regulatory penalties, or legal outcomes resulting from reliance on 59AI responses.
3. Accounts and Registration
To use 59AI you must create an account with a valid email address. You are responsible for:
- Maintaining the confidentiality of your account credentials
- All activity that occurs under your account
- Notifying us immediately of any unauthorized use of your account
You must be at least 18 years old to create an account.
4. Plans and Billing
Light Plan (Free) — Includes 3 AI questions per day, access to the HUD Manual library, and HUD Forms. No credit card required.
Pro Plan ($19.99/month) — Includes unlimited AI questions, Income Limits lookup, Fair Market Rents lookup, property profiles, and question history. Billed monthly through Stripe.
- Subscriptions renew automatically each month until cancelled
- You may cancel at any time from your account settings
- Cancellations take effect at the end of the current billing period
- We do not offer refunds for partial months
- We reserve the right to change pricing with 30 days notice
5. Acceptable Use
You agree not to use 59AI to:
- Violate any applicable laws or regulations
- Attempt to reverse engineer, scrape, or extract the underlying AI model or knowledge base
- Share account credentials with others (each account is for one user)
- Submit questions designed to probe system security or extract training data
- Use automated tools to submit questions in bulk
- Misrepresent the source of AI-generated answers to regulators or third parties
6. Intellectual Property
The 59AI interface, branding, code, and design are owned by HUD APPS LLC. The HUD documents referenced by 59AI are public domain materials produced by the U.S. Department of Housing and Urban Development.
AI-generated responses are provided for your individual use. You may use answers in your compliance work but may not resell, redistribute, or publish 59AI responses as a standalone product.
7. Availability and Uptime
We aim to keep 59AI available at all times but do not guarantee uninterrupted access. The service may be temporarily unavailable due to maintenance, server issues, or circumstances beyond our control. We are not liable for any losses resulting from service downtime.
8. Limitation of Liability
To the maximum extent permitted by law, HUD APPS LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of 59AI, including but not limited to compliance findings, regulatory penalties, lost business, or data loss.
Our total liability for any claim arising from your use of 59AI shall not exceed the amount you paid us in the 3 months preceding the claim.
9. Termination
We reserve the right to suspend or terminate your account if you violate these Terms of Service. You may close your account at any time by contacting us at andrew@59ai.app. Upon termination, your access to the service will end and your data will be deleted per our Privacy Policy.
10. Changes to These Terms
We may update these Terms from time to time. We will notify you of significant changes by email or by posting a notice in the app. Continued use of 59AI after changes constitutes acceptance of the updated terms.
11. Governing Law
These Terms are governed by the laws of the state in which HUD APPS LLC is registered, without regard to conflict of law principles.
